Foundation Leveling Services
Stabilize and level settling foundations before small problems become structural disasters.
Foundation Settlement in Kansas City
Kansas City's clay-heavy soils expand and contract dramatically with moisture changes, making foundation settlement a common problem for homeowners throughout the metro area. When the soil beneath a foundation shifts, voids form — and the concrete above begins to sink and crack.
Keating MudJacking & Concrete has been addressing foundation-related concrete settlement since 1988. We raise and stabilize settled concrete slabs adjacent to foundations, fill voids that threaten structural integrity, and restore proper drainage away from your home.
What Causes Foundation Settlement?
Soil Erosion
Water washes away the fine particles in soil beneath your foundation, creating voids that allow the concrete above to sink.
Expansive Clay Soils
Kansas City's clay soils swell when wet and shrink when dry, causing repeated movement that gradually undermines concrete slabs.
Poor Compaction
Soil that was not properly compacted during original construction will settle over time as it consolidates under the weight of the structure.
Tree Root Activity
Tree roots draw moisture from soil, causing it to shrink and pull away from the underside of concrete slabs.
Plumbing Leaks
Underground water line or sewer leaks can saturate and erode soil beneath slabs, accelerating settlement.
Warning Signs of Foundation Settlement
- Cracks in driveway or patio near the foundation
- Gaps between the foundation wall and adjacent slabs
- Sloping or tilting concrete near the house
- Water draining toward the foundation
- Doors or windows that stick or won't close properly
- Cracks in interior drywall or brick
Our Foundation Leveling Process
We begin with a thorough assessment of the settled area to identify void locations and the extent of settlement. Using our mudjacking equipment, we drill small access holes through the settled slab and pump a stabilizing slurry beneath it.
The slurry fills voids, compacts loose soil, and hydraulically lifts the slab back toward its original position. Critically, we also ensure the repaired surface slopes away from the foundation — directing water away from your home and preventing future erosion.
Access holes are patched with concrete, and the area is ready for use within hours. For most residential jobs, the entire process is completed in a single day.
